As we searched for farms, we ended up finding a very nice place to buy, our favorite untill now. Here, the challenge is great and, if it does not succeed, there will be other favorites … But we would like to try it!
The project: to acquire a hamlet in Ardeche (Eyrieux valley), to build a collective farm of organic and peasant agriculture, and a place of living.
Who are we
Roze and Mathieu, Dutch and French, 28 and 31 years old. Roze is an agroecology engineer and goat lover. Mathieu, computer scientist, is in peasant reconversion for 2 years (with 2 big experiments in livestock, of 10 months each, very formative). We visited it with the current owner, Olivier, during 3 good hours (a passionate of “his hamlet”). The place seemed to us in very good overall condition, well renovated and well occupied by the owners (they had a double activity: hosting of teenagers in difficulty and horse mediation). The price seems correct considering the state and potential of the hamlet.
The idea / potential project
– Be 6 to 10 to acquire this place, ideally 8: the hamlet has several houses (in total, almost 880 m²) and many spaces to renovate.
-Farm hosting, with possible restaurant, seven rooms, a kitchen and a living room already ready to be used.
– Several organic and peasant agriculture activities useful for the pedagogy of the place and to feed the hamlet, its inhabitants and its visitors (and if surplus, other points of sale).
– A goat breeding activity, cheese processing, with between 30 and 50 animals: need, in the long term, to install a livestock building on the site and also to rent / use other plots for grazing (but there is potential from this point of view there).
– A vegetable grozing activity (also possible medicinal plants and small fruits) on 1 hectare of terraces: accessible but weakly mechanizable terraces, sufficient water resource, agronomic quality of the soil to be analyzed.
– A bakery workshop (but no peasant-baker, except if other cultivable land is found): 2 large wood ovens in very good condition, very sufficient wood resource, manufacturing and storage spaces.
– A beekeeping activity: presence of honey plants and trees, manufacturing and storage spaces
– Processing and restoration workshops: a large certified kitchen, manufacturing and storage areas
– And still others to imagine: educational paths, group reception around an internship (yoga, singing …) or a workshop, etc.
The idea to remember is that this place has great potential, turned around a hosting activity.
Status ideas
- An SCI (Société Civile Immobilière) for the collective acquisition of land (very likely).
- A SCOP, a GAEC, a SCEA … for all economic activities.
- Or, a society for a collective management of the hosting activity and independent status for each economic activity.

A financing plan
– The current sale price is 640 k € + expenses (around 50 k €)
– We think it could be negotiated at 600 k € + fees
– Investment for the acquisition of the hamlet (ie land):
– At least 85 k € each if one is 8.
– We have funding opportunities at least equal to that, if not more.
– Investment in agricultural and hosting actvities: between 100 and 150 k € (including at least 70 k € for the goat activity) but possibilities for subsidies (DJA, aid for livestock building … and others to find / study).
